Verve specialises in exclusive private accommodation on the Mornington Peninsula.  We offer a complete accommodation booking and management service for properties ranging from high-quality family beach houses and apartments to cliff-top mansions.

Verve Beachside is not a traditional main street booking service, we are a full service travel agency.  As a highly unique business in the marketplace, our service to you and our guests is professional, simple and hassle-free!

Our core business is the marketing and management of a portfolio of premium beachside properties on the Mornington Peninsula for short term rental and our entire focus is how we maximise your return based on your specific objectives. We are not clouded with property sales or with permanent rent roles. This means our attention is focussed solely on how we market each specific property and how we can maximise sales through other leisure and travel agent channels. This really creates a unique product that only Verve Beachside can deliver.


Customer Relationship Management

We understand that to maximise the potential of any partnership, communication is an imperative. Verve Beachside has developed a Customer Relationship Plan that ensures you are kept up to date with bookings, marketing and maintenance issues.  Verve Beachside will also commit to Periodic Performance Reviews. This is an opportunity to meet to discuss our marketing strategies and give feedback based on guests surveyed that have stayed in your property. It is also an opportunity to refine and set new performance measures as objectives change and we develop our relationship.

You will receive an email notification every time a booking is confirmed at your property and a monthly statement detailing all bookings and revenue for the month as well as future bookings and revenue.

Property Management

Our team includes a full-time Property Manager dedicated to our portfolio of holiday houses.  Our range of property services provides “time poor” property owners with total peace of mind - every aspect of maintaining your property can be catered for in a highly pro-active and professional manner. Our property management product is as flexible as you need it to be. 

For some of our property owners we manage all expenses in relation to the property, ranging from bill paying and reporting through to sourcing, implementing and managing projects such as landscaping, general maintenance and building/interior refurbishment.

Again our Customer Relationship program we will keep you informed with all aspects of your property. The property maintenance product can be tailored to meet your individual needs as we don’t prescribe a minimum or maximum utilisation requirement.  You may use this product for a project or simply to consolidate all your property related expenses.

We also understand that a robust guest screening process is necessary to minimise negative tenant experiences and maximise peace of mind. Our process is not infallible but we do have a very low incident rate as a result of the systems and processes we employ. We reject around 20% of all potential bookings at the enquiry stage to further protect the properties. Along with a very clear and precise best practise credit card pre-authorisation bond security system to provide absolute financial recourse should something occur.

Sales & Marketing

We are a fully licensed travel agency.  To our knowledge we are the only fully licenced Travel agency (Lic No. 32538) managing properties on the Peninsula.  As such we are bound by law to operate a fully audited set of books including the holding of all un-availed guest revenues in a trust account, providing a rock solid security over all funds as well as piece of mind through dealing with a reputable operator. 

We also operate a full service travel agency, Jetset Travel St Kilda Road.  This provides us with access to an extensive network of resellers and preferred travel partnerships to tap into enabling us to effectively wholesale or package up the products and services we provide.  Through the Jetset Travelworld and Stella networks we work to increase visitation to the region and ultimately your property.

We have created our own website, which we invest significant SEO dollars annually to ensure we are high up in the search engine rankings with an aim for page 1.  Key features of the site include individual pages for each property, professional photographs, GoogleMap location, live availability calendars, search criteria, and a printable brochure for each property.  We have also negotiated with many other key online holiday home websites to provide a live feed including property descriptions, photos, rates and availability including Stayz, Total Travel, TripAdvisor, FlipKey and Home Away.  So your property will appear on all of these sites creating more opportunities for conversion to bookings.  We have recently launched a Face Book page and we are also reviewing other social media opportunities currently.

We co-ordinate a comprehensive year-round marketing program targeted to the high yielding leisure travel and corporate retreat markets. This ensures your property is well represented and front-of-mind when travellers are making decisions about Mornington Peninsula accommodation all year round. At Verve beachside we are continually looking for new and untried distribution channels. We have many supplier arrangements with Golf courses, Wineries, local Attractions and other providers who all provide us with an opportunity to market your property.

Our advertising program continues to grow and includes many new mediums including online, visitor guides, magazines and maps. We have featured in mainstream magazines such as Luxury Travel magazine, Holidays with Kids, Peninsula Holiday, Postcards and leading Golf magazines. We have also created a 15 second AV piece which appears on SkyBus TV, The Melbourne Visitor Centre and even at Federation Square on the Big Screen.

Customer experience

Customer retention and referral must be a significant component of any business strategy and its subsequent success. At Verve Beachside we pride ourselves on the level of service we provide to our customers both within the sales process and most importantly while they are staying in-house.  We operate a fully integrated booking system that offers customers a one-stop-shop for their entire booking including a secure payment gateway SecurePay.

Our team understands the travel industry implicitly.  As ex-senior managers from large travel companies we see the need to take a strategic approach to managing our business.  We are determined to provide superior value to you and enhance the return on your investment.

Our guest relations team provides each guest with a highly individualised service.  Verve Beachside offers a unique concierge service - we are on-call to arrange anything from a relaxing spa treatment or lunch prepared in-house by our master chef, to swimming with dolphins, yoga, tarot reading, playing golf or learning to sail or surf.   We deliver a hotel-style service to all guests.  This means our guests book again and again! Of course, the `Verve Concierge’ service is also automatically extended to all property owners.
